Pennsylvania added jobs faster than housing for a decade. The people we need — teachers, tradespeople, first responders — commute two hours or leave.

We build for that gap. Not as charity, and not as a subsidy story — as real estate that pencils on its own merits and outperforms the luxury alternative on retention, occupancy, and community goodwill.

Principle 01

Attainable, not subsidized.

Rents indexed to the workforce. We underwrite without tax-credit subsidy in our base case and treat it as accretive when it lands.

Principle 02

Dignified, not disposable.

Cedar, steel, and stone — the same materials as our commercial work. Residents deserve buildings that don't announce their income.

Principle 03

Operating, not exiting.

Long-hold vehicles. We manage in-house and design for resident retention, not disposition.

Local labor, local supply.

General contractors and sawmill / quarry partners kept within Pennsylvania wherever possible.

Municipality, landowner, or LP?

We joint-venture with cities on entitled land and syndicate the equity.
